Whether you’ve purchased a house or you’re in the process of doing so, don’t overlook the value of a home warranty. With this protection, you won’t have to deal with restless nights wondering when you’ll get hit with something unexpected.

Especially when owning a home, saving money becomes a priority. Yes, having a house that’s yours is gratifying and rewarding. Like most people, you’ve probably worked long and hard to maintain good credit and save for the down payment. But now that you’re a homeowner, you realize that along with the fun comes a lot of responsibility. That’s when an American Home Shield warranty comes in handy.

Owning a house is quite different than renting. When you have a landlord and something breaks, you give them a call, and they send a professional to the property to resolve the issue. With owning, it doesn’t work that way. Anytime something needs repairing or replacing, the financial responsibility is all yours.

You knew all of this when you applied for a mortgage loan, but it probably didn’t sink in until after you settled in and something broke. By selecting the right California home warranty plan, you won’t have to turn to your homeowner insurance. Yet, you can get virtually any appliance or system associated with your house to be taken care of for very little money.

Some people think a home warranty is too good to be true. In reality, it’s a blessing. Considering all the various companies that sell warranty plans, you have to choose the one you go with carefully. As part of that, make sure you select a company with a solid reputation for following what the plan claims it’ll do.

A good home warranty will also have a long list of items covered. Remember, every warranty plan has some limitations and exclusions. So, the goal is to select one with the fewest. Although this might boost the annual price and perhaps the service call fee, it’s usually worth paying more to know you have outstanding protection.

A good home warranty plan can save you hundreds, if not thousands of dollars, on one damaged item. For instance, if your furnace goes out and you discover that it needs to be replaced entirely, you’re going to have to fork out a lot of money. However, with a home warranty, you’d only pay the service call fee, which typically ranges anywhere from $35 to $150. Even with the $300 to $600 annual fee on top of that, a home warranty is a real bargain.

As stated, you’ll always have your homeowner’s insurance as well. However, when things go awry after buying a house, it often has to do with the appliances or systems. Especially if you purchased an older property or even a newer one but with dated appliances, having a home warranty is vital. After all, not only is it impossible to know when something bad is going to happen, but many times, when one thing goes out, two or more follow.
